Best Sherwin-Williams Exterior Paints for Florida Homes (2025)

As a Sherwin-Williams exclusive contractor, we apply thousands of gallons of their exterior products every year across Tallahassee and North Florida. We know exactly which products perform and which ones disappoint in Florida's conditions. Here's our honest breakdown — no marketing fluff, just what we actually specify and why.

Why Product Selection Matters More in Florida Than Anywhere Else

Exterior paint performance varies far more in Florida than in moderate climates. A paint that performs adequately in Virginia or Ohio may fail in three years here. The combination of intense UV radiation, high ambient humidity, frequent rain, and wide temperature swings demands paint with specific formulation characteristics: UV-resistant pigments, elastomeric flexibility, mildew resistance, and strong moisture barrier properties. Not all paints have all of these.

The Three Products We Specify on SVP Projects

1. Sherwin-Williams Emerald Exterior — Our Premium Specification

Emerald is Sherwin-Williams' flagship exterior product and the one we specify on high-end projects and homes where the client wants maximum longevity. Key features for Florida conditions:

  • ClimaShield Technology: Formulated specifically for extreme climates — high humidity, UV intensity, and temperature cycling. This isn't marketing language; it translates to measurably better adhesion and film integrity in Florida conditions.
  • Superior fade resistance: Emerald's ColorAccurate tinting system maintains color integrity under high UV exposure significantly better than lower-tier products. This matters most for saturated colors and dark shades.
  • Mildew-resistant film: Built-in biocide additives resist mildew growth on the paint film — a real concern on shaded north and west-facing surfaces in Tallahassee.
  • Excellent flow and leveling: Covers well in two coats and levels beautifully, minimizing lap marks and roller texture.

Best for: Custom homes, high-value properties, dark or saturated color choices, and clients who want the longest possible interval between repaints.

Duration is our workhorse product — what goes on the majority of the homes we paint. It's an excellent paint at a slightly lower price point than Emerald, and in most Florida applications it delivers outstanding results:

  • Self-priming capability: Duration's thick, high-build formula can self-prime over previously painted surfaces in good condition, potentially eliminating a separate primer coat on straightforward repaints.
  • Excellent flexibility: Duration's elastomeric properties handle Florida's substrate movement well, bridging minor hairline cracks and resisting splitting during temperature cycles.
  • Moisture resistance: Strong moisture barrier performance that holds up well through Tallahassee's rainy season.
  • Proven track record: We have Duration jobs in Tallahassee holding up beautifully at 7+ years with no significant repainting required.

Best for: The majority of residential repaints where the substrate is in good condition and a neutral to medium color palette is being used.

3. Sherwin-Williams Latitude Exterior — Our Value Tier

Latitude is Sherwin-Williams' entry-level 100% acrylic exterior product. It's a legitimate quality paint that performs significantly better than big-box store house paint, and we use it on appropriate projects:

  • Good adhesion and coverage in two coats
  • Solid mildew resistance
  • Serviceable UV performance for light colors

Best for: Outbuildings, garages, rental properties, or budget-conscious projects where maximum longevity is less critical. We're transparent about the trade-offs with every client.

What We Never Use

We don't apply big-box store paint brands (Behr, Valspar, etc.) regardless of what a client has at home or what they've been told about them. The pigment load, resin quality, and mildew resistance of these products consistently underperform Sherwin-Williams products in Florida's conditions. The cost difference per gallon is modest. The performance difference over five years is substantial.

The Primer Question

Even when using self-priming products like Duration, there are situations where a dedicated primer is non-negotiable:

  • Any bare wood — whether new construction or repaired areas
  • Stain-blocked areas (water stains, rust stains, tannin bleed from wood)
  • Masonry and stucco surfaces (require a masonry-specific primer)
  • Dramatic color changes (especially dark over light or vice versa)
  • Previously glossy surfaces that have been sanded

The correct primer for each situation is: Sherwin-Williams Exterior Oil-Based Wood Primer for bare wood and high-bleed situations; Loxon Concrete & Masonry Primer for stucco and masonry; and PrimeRx for spot priming repairs.
